A CP12 (also called a Gas Safety Record or Landlord Gas Safety Certificate) is the document you receive after a qualified Gas Safe engineer has inspected all the gas appliances and pipework in a rental property and confirmed they are safe. Landlords are legally required to have one.

Our landlord CP12 inspections start from £60 plus VAT. The final price depends on the number of gas appliances in the property. If there is a gas fire, that costs a little more, because we have to carry out extra testing such as checking the chimney. Every 12 months. It is a legal requirement under the Gas Safety (Installation and Use) Regulations 1998. Letting a property without a valid, in-date CP12 is a criminal offence.

Landlords without a valid CP12 can face an unlimited fine and up to six months in prison. You are also required to give a copy of the certificate to your tenants within 28 days of the inspection, and to any new tenant before they move in.

For a typical property with one or two gas appliances, the inspection usually takes around 45 minutes to an hour. We will carry out checks on the boiler, any gas fires, the cooker, and the pipework, then issue the certificate on the day if everything passes.

Gas Safe Register is the official, government-approved list of engineers who are legally allowed to work on gas appliances and installations in the UK. It replaced CORGI in 2009. By law, only a Gas Safe registered engineer can carry out gas work or issue a CP12, so checking registration protects you from unsafe or illegal work.
