A standard annual boiler service with Annett Heating starts from £85 plus VAT, which is our minimum charge. The exact price depends on the boiler type and anything we find on the day, such as seals that need replacing. We will always tell you the cost upfront before we start.

Usually around 40 minutes to an hour. It can run a little longer depending on what is involved. For example, Vaillant boilers need their seals replaced roughly every five years, which pushes the service closer to the hour. If we spot anything that needs attention we will explain it and talk you through the options before doing any extra work.

There is no legal requirement for homeowners to have an annual service, but most manufacturers require it to keep your warranty valid. For landlords, an annual gas safety inspection (CP12) is a legal requirement. Either way, a yearly service keeps your boiler running efficiently and helps catch problems early.

Gas Safe Register is the official, government-approved list of engineers who are legally allowed to work on gas appliances and installations in the UK. It replaced CORGI in 2009.
